Banneker Builders Group was founded to address a specific gap: Philadelphia neighborhoods with real housing need, where disciplined, community-oriented development is absent. We are not a consumer remodeling contractor. We are not a large national builder. We are a focused, emerging developer-builder doing active work now and building toward a durable pipeline.

Our integrated model — where the development team and the construction team are the same organization — eliminates the coordination gaps that drive cost overruns and execution failures on projects managed by separate parties.

We are an early-stage company. We present our work honestly: active projects, identified pipeline, and a clear operating model — not inflated credentials or completed projects we don't have.

Inspired by
Benjamin Banneker.

Benjamin Banneker was an 18th-century free Black man — a self-taught mathematician, astronomer, and surveyor — whose intellect and discipline contributed to some of the most consequential planning work in early American history. In an era that denied Black Americans access to formal institutions and professional recognition, he built knowledge from the ground up and applied it at the highest levels.

His story is associated with the early surveying and boundary work that helped shape Washington, D.C. — work that required not just technical skill, but the ability to operate with precision under pressure, often without credit. He was also known as an abolitionist, a prolific almanac publisher, and a man who used his platform to challenge the most powerful figures of his time on the contradictions between freedom and slavery.

We named this company after him because those qualities — self-taught mastery, disciplined execution, community commitment, and the willingness to build something meaningful without waiting for permission — are exactly the values we intend to carry into every project.

Residential Rehabilitation
Our current active work is residential rehabilitation — restoring aging and distressed housing stock in North Philadelphia and Frankford to safe, habitable condition. These projects address real neighborhood need and represent the core of our current operations.
Attainable Housing
Our pipeline and future development targets workforce and affordable price points — not luxury. This is a deliberate choice rooted in where demand is durable, where community impact is real, and where Philadelphia's housing policy creates opportunity for mission-aligned developers.
Infill Development
Beyond rehabilitation, we are evaluating infill new construction opportunities on vacant land in our target neighborhoods. Philadelphia has significant infill opportunity in underinvested corridors — we intend to be an active participant in filling it.
Affordable Housing Finance
We are developing familiarity with PHFA, LIHTC, and other affordable housing subsidy structures. Our pipeline includes opportunities where these financing tools are applicable, and we are building the relationships and knowledge to deploy them.

We identify properties through direct outreach, market monitoring, and relationships with local brokers and owners. Every opportunity is underwritten before any capital is committed — with realistic cost assumptions and conservative exit values.

Capital Structuring
We define the capital stack — debt, equity, and any subsidy sources — before closing. Partners know the full picture of how a project is capitalized, what the draw schedule looks like, and what the exit assumptions are.

Construction Execution
We manage construction directly as the general contractor, maintaining field supervision, subcontractor coordination, and budget control in-house. We do not hand projects off to third-party GCs and walk away.

Reporting & Transparency
Capital partners receive regular budget reports, draw documentation, and project updates throughout construction. We do not wait for problems to communicate. We communicate proactively and consistently.

Stabilization & Exit
We plan the disposition or hold strategy at underwriting — not after construction. Whether the exit is a sale, rental stabilization, or refinance, partners understand the path before the project begins.

Private Lenders
We are seeking bridge and construction financing for active and pipeline projects. We provide detailed draw schedules, budget documentation, and regular reporting. Loan-to-cost ratios are structured conservatively.
Equity Partners
Co-investment partners receive full visibility into project financials, decision-making, and exit strategy from day one. We structure equity participation clearly and document it thoroughly before construction begins.
Affordable Housing Funders
